Learn what you can expect on the path to homeownership from one of Seattle’s best.

Stephen Snee is an experienced broker with a wealth of experience in his industry and a passion for exploring and savoring the Pacific Northwest life to the fullest. Stephen works with clients from all walks of life and wants them to be fully educated in every aspect of purchasing a home. For five years, clients have taken Stephen’s home buying class and learned invaluable information along the way. Below are a few steps to generally expect when purchasing your home. 


The Search For “The One”


Aside from partnering with an experienced local broker, the most important thing to do is figure out how you will finance this purchase. Many buyers will need to apply for a home loan, and there are several options to choose from. Once you have secured financing, you’ll work with Stephen to find the perfect place to call home. After you have found “the one,” Stephen will negotiate an offer on your behalf with the seller and their broker. Once both parties have come to an agreement, Stephen will guide you through escrow, the (typically) month-long period between contract acceptance and closing, and get the keys in your hand.


Escrow


Once all parties have come to an agreement, you will pay earnest money (a sum of “good faith” determined by the contract) to be held in escrow with the title company that will perform the closing. You will review disclosures provided by the seller and have the opportunity to perform an inspection on the property. If any items of concern arise, Stephen will work to negotiate repairs or equivocal compensation. Concurrently, the lender will complete an appraisal on the property and proceed to complete the loan process and fund the transaction. During this period, it’s important to keep an eye on your FICO score and not open up any other lines of credit or make large purchases (wait until after closing to buy furniture for your new home.)


The Finish Line


Congratulations! You’ve made it to the finish line and it’s time to close on your new home. On closing day, you will sign documents to transfer ownership of the property into your name and to fund your loan. You will bring either your payment/down payment with you or initiate a wire to the title company. Always make sure you verbally confirm these instructions with the title company to prevent any miscommunications or other mishaps. Once your wire has been cleared and received, your transaction will have officially closed and funded! The only thing left to do is to pick up your keys and enjoy your new home, sweet home.
